  • Area medians compare two different populations (what is for sale now vs what sold in the trailing 12 months) — they are cruder than matched pairs.
  • Cells below the disclosed sample thresholds (20 asking / 100 sold per area cell; 10 matched pairs) are suppressed, never estimated.
